How much do I need for a down payment?
In Canada the minimum is 5% on the first $500,000 and 10% on the portion above, with 20% to avoid mortgage insurance. We'll connect you with lenders to map out exactly what works for you.
Do buyers pay commission?
In most residential resale deals the seller's brokerage pays the cooperating commission, but representation agreements vary. We'll explain your buyer representation agreement clearly before you sign anything.
Can you find off-market homes?
Yes. Through Crown North Realty's network and our relationships across the GTA, we regularly source homes before they're publicly listed.
How do I compete in a multiple-offer situation?
We prepare you in advance: a firm pre-approval, a clear ceiling and the cleanest possible offer terms. We read the listing strategy and seller motivation so you bid smart, not just high - and we never pressure you past your number.
Can you help with pre-construction or new builds?
Yes. We review floor plans, builder reputations, deposit structures and assignment clauses, and we protect your interests on builder contracts that are typically written to favour the builder.
